Carpentersville, IL – Madison represented six property owners (one a Madison affiliate) for the planning, zoning and annexation of 1,117.5 acres to the Village of Carpentersville, creating development rights for over 2,700 single- and multi-family dwelling units and 175 acres of commercial development. Madison also acted as the owners’ representative for the process of engineering, bidding and constructing $8 million of backbone sewer and water improvements to serve the property. In order to finance those improvements, Madison supervised the creation of Special Service Areas and assisted the underwriters in the sale of the SSA bonds.
Richmond, IL – Madison represented an institutional corporate owner in the planning, annexation and zoning of 1,100 acres to the Village of Richmond, creating development rights for 1,794 dwelling units and 206 acres of commercial and industrial development.
Unincorporated Lake County, IL – A Madison affiliate acquired 138 acres of agricultural land and rezoned it for residential development. Madison subsequently planned and subdivided the property into 278 single-family lots and sold the property after the recording of final plats of subdivision.
Tamarac, FL – Madison rezoned and planned a 158-acre site for commercial uses, including the processing of a Development of Regional Impact (DRI) and the issuance of a Development Order.
Barrington Hills, IL – Representation of a third-party client in the planning, subdivision, development and sale of a high-end, 24-lot residential subdivision.
Wonder Lake, IL – A Madison Madison affiliate acquired 177 acres of agricultural land, annexed it to the Village of Wonder Lake, and subsequently constructed and sold 166 single-family lots on an individual basis.
Joliet, IL – Represented a Madison affiliate in the development, marketing and disposition of a mixed-use parcel that included a 168-unit multi-family residential development, an office parcel and the preservation of 83 acres through a sale to the local forest preserve district.
