




- The principals of Madison have successfully and profitably bought, developed, entitled, managed and/or disposed of real estate assets all over the United States, involving projects of every variety and size, from vacant land to golf courses, hotels, restaurants, industrial facilities, shopping centers, tennis clubs, condominiums and residential projects. Included in the property development and asset management portfolios of the Madison principals and associates were the following:
- The purchase, annexation, zoning, planning and development of three major parcels totaling 575 acres in Chicago suburban areas for retail and residential uses, including final platting, engineering and construction of major utility extensions and facilities.
- The representation of a group of six property owners (one a Madison affiliate) in the negotiation of the zoning, planning and annexation of 1,200 acres to a Chicago suburban municipality creating development rights for over 2,700 dwelling units and 175 acres of retail development; creation of Special Service Areas for the sale of municipal bonds to pay for sewer and water improvements to serve all 1,200 acres; and supervision of the construction of $8,000,000 of major sewer and water improvements.
- The representation on behalf of an institutional corporate owner in the planning, annexation and zoning of 1,100 acres to a municipality creating development rights for 1,794 dwelling units and 206 acres of commercial and industrial development.
- The representation of a family trust in the development, construction and sale of the trust’s land holding in an affluent Chicago area municipality into a high-end residential subdivision.
- The representation of office tenants in lease negotiations. Clients have included a major media holding company, a major life insurance company, law firms and professional service businesses.
- A mixed-use portfolio of developed and undeveloped properties which, after evaluation, identification, management, operation and enhancement, resulted in over $80,000,000 of cash proceeds. The portfolio included condominiums, golf courses, vacant land parcels, a cattle-feeding and citrus ranch, heavy industrial buildings, apartments, hotels, a mobile homes project and numerous restaurants and motel properties located in Florida, Illinois, Wisconsin, California, Minnesota, New York, Indiana, Nevada, Oregon, Georgia, Arizona and Colorado. This assignment included management and successful conclusion of major litigation.
- A portfolio of vacant real properties including farms and partially developed projects, encompassing 3,600 acres in 65 diverse parcels located principally in Illinois and Florida and including property in Wisconsin and Nevada. At the time of the assignment, the agreed-upon value was $41,000,000. Four and one-half years later, through the efforts of Madison’s principals, the portfolio had been liquidated or enhanced to rise to a value of $128,000,000.
- Successful workout of vacant development parcels at various stages of development and entitlements, all of which were in default in the Broward County, Florida area. This included the successful evaluation and enforcement of the portfolio of defaulted notes, sale contracts and mortgages and a complete replanning and zoning of the large parcel upon which a moratorium had been enacted by the City of Tamarac. Its value was increased from approximately $5,000,000 to $25,000,000 within a four-year period of time.
